Mix of tarmac, loose asphalt, crappy patch work, potholes, rutted pavement and some gravel. Generally all-around craptastic road conditions that make this a fun departure from the norm. Gravel setups will love this while road bikes are “doable” it takes a bit more focus than usual. Won’t last long (a few more years perhaps) as new neighborhoods will pop up and the developers are improving as they go along.
